Senior Asset Manager, Regional - FTC

Purpose of Role: Deliver proactive asset management, in line with the annual business plan and the over-riding SBU/GroRegional up strategy, maximising financial, social and environmental value in line with the VCF. To drive forward and take responsibility for the day to day oversight of assets and deliver specific delegated activities and projects. The role will ensure that our approach to asset management is consistent with being customer centric and will involve providing support to the Head of Asset Management (Regional) in the management of the broader portfolio. Working with Group Partners and our retained advisers to oversee the delivery of a best in class approach to management, safety and value creation, whilst using customer intelligence and technology to innovate and evolve our offer/approach.
Main Accountabilities
- Maximising value and performance in line with strategy (financial, social and environmental)
- Asset level strategy setting, asset plan setting and delivery of asset plan in line with overall SBU strategy
- Actively manages business risk (including H&S) and ensures that appropriate and timely action is taken, including escalation, when required
- Asset level P&L responsibility and tracking
- Manage existing customer relationships and ensure excellent customer service and value is delivered
- Management of stakeholder relationships to support that strategy (where appropriate)
- Delivery of leasing to existing customers, small capex projects, re-gears and all lease events, drawing on support of the wider teams
- Accountable for shaping and implementing the customer mix strategy with Customer Partnership team (based on consumer data and insight, catchment analysis, research – drawing from broader business)
- Performance monitoring and day to day oversight and input into the property valuation process
- Supporting capital markets activity (incl preparation of papers for approvals for relevant projects/activities)
- Assisting in the management of a Joint Venture Partnership (as applicable)
- Drawing down on resource and skills from within operations, Customer Partnership and the development small cap ex team to deliver the business plan and maximise value
- Coordinating and ensuring delivery of multiple external consultants and service providers.
- See transactions through from instigation to completion
Knowledge, Experience and Skills:
- Managing a range of customers, developing partnerships which facilitate the customer relationships and deliver value for TCE and the customer
- A property or real estate business or similar sector delivering against a large P & L
- Experience in retail property and an understanding of retail brands preferred
- Managing a range of assets with evidence of adding value beyond just financial
- A thorough appreciation of value drivers and asset performance oversight. An understanding of financial/P&L management & commercial awareness
- Be able to write reports, make recommendation and present concise and relevant summaries/papers
- Excellent ability to negotiate, influence and build strong relationships internally and externally (including matrix reporting)
- Excellent interpersonal skills, resilient and skilled at diplomacy
- A highly motivated team player who can also work independently to deliver goals and objectives
- Experience of managing a Joint Venture asset is beneficial
