Purpose of the Role: As a Development Manager in our London team, you will assist the Development Director in maximising the value and performance of our London development portfolio. You will contribute to achieving targets in the business plan and maximising financial, social, and environmental value in line with The Crown Estate’s Value Creation Framework. You will lead multiple work streams and consultant teams for 2-3 major regeneration projects, driving the implementation of vision, design, planning, and delivery strategies.
Key Responsibilities:
- Maximise Value and Performance: Align with the SBU strategy and business plan to achieve financial, social, and environmental goals.
- Project Leadership: Lead multiple work streams for major regeneration projects, including design, planning approvals, procurement, and delivery strategy.
- Vision and Strategy Implementation: Implement the vision, strategy, and business plan for projects, ensuring progress in line with the gateway process.
- Team Leadership: Lead project work stream sub-groups/teams, including commercial market interface, stakeholder management, and financial modeling.
- Market Focus: Maintain external market focus to ensure development propositions are industry-leading in terms of product offering, planning policy, sustainability, and social impact.
- Collaboration: Work collaboratively with other related functions within The Crown Estate to achieve the vision and business plan.
- Budget Management: Monitor and manage budgets to ensure cost and value targets are achieved.
- Stakeholder Relationships: Manage specific stakeholder relationships locally, working with the Development Director.
- Innovation and Sustainability: Promote innovation in placemaking, social impact, digital, and sustainability in line with The Crown Estate’s ambition, strategy, and values.
- Risk Management: Proactively manage business risk, including health and safety, and take timely action when required.
- Team Culture: Apply principles of agility, empowerment, delegation, innovation, and customer focus to team culture and ways of working.
- Sustainability Innovation: Drive innovation in sustainability across real estate, including both asset and public realm solutions.
- Masterplanned Approach: Contribute to the wider ambition of the London portfolio, enhancing spaces between buildings for amenity, placemaking, public realm, social impact, and environmental outcomes.
What We’re Looking For:
- Experience: Proven experience in development appraisals, feasibility, and delivering complex developments within budget and timescales.
- Communication: Excellent communicator with experience in writing board reports and producing relevant documentation.
- Mixed-Use Assets: Experience across mixed-use assets, particularly residential and commercial projects.
- Leasing Activities: Experience in leasing activities, including pre-lets and negotiating Agreements for Lease.
- Problem-Solving: Ability to solve challenging design problems and work across multi-disciplinary teams.
- Presentation Skills: Strong presentation skills with the ability to inspire and influence teams.
- Knowledge Sharing: Experience in sharing lessons across teams and projects to ensure best-in-class opportunities.
- Qualifications: Relevant Real Estate, Design, Surveying, or Engineering qualification.
- Procurement/Supply Chain: Experience in leading a procurement/supply chain process for large UK construction or development projects.
- Negotiation and Relationship Building: Excellent ability to negotiate, influence, and build strong relationships internally and externally.
- Interpersonal Skills: Excellent interpersonal skills, resilient, and skilled at diplomacy.
- Stakeholder Management: Proven experience in managing complex stakeholder relationships.
- Industry Network: Strong network across the industry to assist in building The Crown Estate brand and sharing market knowledge.
- Team Player: Highly motivated team player who can also work independently to deliver goals and objectives.
