The team is responsible for a £19bn GDV pipeline of projects, including new builds, heritage refurbishments, long-term regeneration schemes and strategic land. Purpose of the Role: As a Development Manager within our Strategic Land team, you will play a pivotal role in supporting the delivery of high-quality mixed-use development projects. Working closely with the Director, you will guide sites through the entire development lifecycle. Your efforts will help shape our strategic land projects, ensuring they align with The Crown Estate’s commitments to sustainability, innovation, and partnership.
Key Responsibilities:
- Development management: Assist in progressing major mixed-use development projects (c. £0.8bn-1.5bn GDV) through defined milestones to delivery.
- Promotion and planning: Promote sites through the Local Plan process and work on the preparation of planning applications for major projects.
- Vision and strategy: Contribute to the development of the vision, strategic brief, and business case for major strategic land projects.
- Market analysis: Proactively analyse need, market and sector data to inform development and sector strategies.
- Team management: Collaborate with the Director to manage a professional team through all stages of the development lifecycle.
- Financial oversight: Oversee budgets and assist in managing financial appraisals and business cases for internal investment and approvals.
- Sustainability leadership: Develop and implement strategies that demonstrate The Crown Estate’s commitment to sustainability and innovation and ensure they are key elements within our masterplans and designs.
- Stakeholder engagement: Support the development stakeholder and community engagement strategies across our major projects
- Land assembly: Work with investment colleagues to identify and progress land assembly, acquisition, and divestment opportunities.
- Health and Safety: Ensure the implementation of HSE policies and The Crown Estate’s Safety First strategy on all projects.
- Risk management: Support project risk register, tracking risks and issues through governance processes.
- Reporting: Ensure accurate and timely budgeting, including for project governance and gateways and other internal reporting as required.
- Networking: Build and maintain an external network of public and private stakeholders and delivery partners.
What We’re Looking For:
- Experience: 7+ years in development management, with a track record in major mixed-use strategic land and/or urban regeneration projects.
- Development lifecycle: understanding of development across the lifecycle of a project, from promotion and planning into delivery.
- Planning applications: Experience with planning applications, including familiarity with the Environmental Impact Assessment (EIA) process.
- Financial acumen: Experience with financial analysis and strong commercial skills.
- Market awareness: Up to date on market and commercial issues and new trends or innovations.
- Communication: Outstanding written and verbal communication skills.
- Stakeholder management: Experience managing external stakeholders, including Local Authorities.
- Community engagement: Experience in community engagement on mixed-use development or urban regeneration projects.
- Innovation: Interest in innovation and new models in design, engagement, or construction.
- Sustainability: Commitment to sustainability leadership and experience with relevant frameworks (e.g., RICS WLC methodology, LETI, One Planet Living).
