Building Manager at The Crown Estate
Purpose of Role
The Crown Estate is seeking a proactive and service-focused Building Manager to oversee the delivery of facilities services across one or more of our flagship buildings. These trophy assets represent the highest standards in our portfolio, and this role is key to ensuring they operate efficiently, safely, and with exceptional customer experience. The Building Manager will play a vital role in aligning building operations with our investment objectives and sustainability goals.
Context of Opportunity / Main Accountabilities
- Champion a safety-first culture, ensuring full compliance with health and fire safety regulations.
- Lead day-to-day building operations, including both soft and hard services.
- Act as the primary contact for occupiers, delivering responsive and high-quality service.
- Support occupier fit-outs in line with The Crown Estate’s Lease Transaction Approval (LTA) process.
- Provide line management for Assistant Building Managers, including recruitment, development, and performance reviews.
- Contribute to The Crown Estate’s net zero carbon estate ambition by 2030 through building-level initiatives.
- Build strong relationships with estate service partners and manage supplier performance in line with lease obligations and budgets.
- Understand lease terms and service obligations, ensuring clarity on common areas and responsibilities.
- Prepare and monitor service charge budgets, manage purchase orders, and support financial reporting and reconciliations.
- Respond to emergencies and participate in out-of-hours cover, prioritising safety and continuity.
- Maintain and oversee mechanical and electrical systems, ensuring maintenance contracts meet operational standards.
- Coordinate major works with surveyors, architects, and consultants.
- Manage contractor activities, issue permits to work, and review risk assessments and method statements.
- Lead disaster planning and business continuity procedures, including fire and bomb drills.
- Maintain site logbooks and ensure compliance through regular inspections and defect resolution.
- Develop occupier handbooks and manage vacant properties in line with insurance policies.
- Support insurance claims and coordinate related site works.
Most Important Skills-Based Requirements
- Commercial awareness and ability to identify and implement business improvements.
- Strong commitment to safety and compliance across site teams.
- Effective stakeholder engagement and communication skills.
- Experience in property or corporate facilities management, with a collaborative and change-positive mindset.
- Strong organisational and written/verbal communication skills.
- In-depth understanding of safety, quality, and cost risk management.
- Strong technical knowledge of mechanical and electrical systems.
- IOSH Managing Safely
- IWFM Level 3 or equivalent
- NEBOSH National General Certificate
