At The Crown Estate, this role is central to keeping people safe while delivering complex, high‑impact works across our residential portfolio. The Special Projects Operations Manager plays a key role in supporting and operationalising customer, compliance and safety programmes within high‑risk residential buildings.
Working as part of our core delivery team, you will bring together residents, managing agents, contractors and internal colleagues to ensure works are delivered safely, smoothly and with care. You will act as a trusted point of contact, championing a safety‑first, people‑centred approach while supporting the successful delivery of our asset and business plans.

Key accountabilities include:
Acting as the primary point of contact for residents, managing agents and residential management companies, ensuring communication is clear, timely, inclusive and empathetic throughout all works programmes.
Leading and maintaining a resident engagement and communication approach that aligns with regulatory requirements, landlord obligations and best practice.
Managing the operational interface of safety, compliance and remediation works, working closely with internal delivery, safety and asset teams to coordinate activity and minimise disruption.
Supporting the delivery and close‑out of fire safety and Building Safety Act remediation actions, ensuring residents are appropriately informed and engaged.
Proactively managing issues and complaints, coordinating solutions and ensuring outcomes reflect a customer‑focused and solution‑orientated approach.
Maintaining accurate records and reporting across resident engagement, safety communications, compliance activity and emerging risks.
Identifying trends or recurring issues in feedback and escalating insights with clear, practical recommendations.
Building strong, trusted relationships with residents, managing agents, contractors, consultants and statutory bodies.
Championing inclusive engagement practices so all residents feel heard, respected and supported, regardless of background or circumstance.
Most important skills‑based requirements:
To succeed in this role, you will bring a balance of technical understanding, strong organisation and a genuine commitment to people and safety. Key requirements include:
Experience in residential property management, operations or stakeholder liaison roles, ideally within complex or high‑risk building environments.
A strong understanding of building safety and fire safety management, including the regulatory framework governing high‑risk residential buildings.
Confidence interpreting and managing compliance and safety documentation.
Proven ability to act as a single point of contact across multiple stakeholder groups, coordinating delivery and maintaining trust.
Excellent communication and engagement skills, with the ability to manage sensitive situations professionally and empathetically.
Strong organisational and prioritisation skills, with a practical, solution‑focused mindset.
Experience working collaboratively across disciplines such as health & safety, legal, communications and asset management.
A people‑first approach, demonstrating empathy, professionalism and a commitment to inclusive engagement.
Flexibility to support occasional out‑of‑hours engagement and a willingness to spend time on site to build strong working relationships.
